Are prefab homes worth it?
Last updated November 2, 2026 · Prices from 1,645 Structofy listings
For many buyers, yes: prefab homes can be faster to build and more predictable in price, and the median home listing on Structofy asks $260,000. They are worth it most when you already have suitable land and budget carefully for site work, which the listed price usually does not include.
The main advantages
- Speed. Factory building can happen at the same time as site preparation, and weather does not stop work indoors.
- Price predictability. Much of the cost is fixed in the factory contract, which can reduce surprises compared with a fully custom build.
- Quality control. Homes are built in a controlled environment with repeatable processes and in-plant inspections.
- Less waste. Factories can reuse offcuts and order materials precisely.
- Choice. Structofy alone lists 1,590 home models from 84 builders, from tiny houses to large modular homes.
The trade-offs
- Site costs are separate. Land, foundation, delivery and utility hookups can add a large amount on top of the home price.
- Upfront deposits. Many factories ask for a sizeable deposit before production starts.
- Delivery limits. Modules must fit on roads and be craned into place, so narrow, steep or remote sites can be costly or impossible.
- Zoning and financing. Some areas restrict certain home types, and some lenders treat manufactured homes differently from site-built ones.
- Less late-stage flexibility. Once the factory starts, design changes are hard and expensive.

The median home listing works out to about $171 per square foot for the structure. Compare that number to local new-construction prices per square foot in your area, adding a realistic allowance for site work, to see whether prefab makes sense for you.
Do prefab homes hold their value?
Modular homes built to local codes and set on permanent foundations are generally appraised like site-built homes, so their value tends to follow the local housing market. Location, lot and condition matter far more than the fact that the home was built in a factory.
Manufactured homes can be different: when they sit on leased land or are titled as personal property, they have historically appreciated less. If resale value matters to you, own the land, use a permanent foundation and check how the home will be titled.
When prefab is a great fit, and when it is not
Prefab tends to be a great fit if you own a lot with good road access, want a home within a known budget, and like one of the many existing floor plans. It also suits backyard units; see our ADU cost guide.
It may be a weaker fit if your site is very hard to reach, you want an unusual one-off design, or local rules make factory-built homes difficult to permit. In those cases, get a site visit from a builder or dealer before committing to anything.
A simple way to decide
Pick two or three models you like, get written quotes that state exactly what is included, and price site work locally. Then compare that all-in figure with a local builder's quote for a similar site-built home, and factor in how much the faster timeline is worth to you in rent or interest saved.

Frequently asked questions
Are prefab homes cheaper than traditional homes?
Often, but not always. The structure can cost less per square foot, yet total savings depend heavily on land, site work and local labor costs.
How long do prefab homes last?
A modular home built to local codes and well maintained can last as long as a comparable site-built home, because it uses similar materials and must meet the same standards.
Can you get a mortgage on a prefab home?
Yes, in most cases. Modular homes usually qualify for conventional or construction loans, and manufactured homes can use FHA, VA, USDA or chattel loans depending on the setup.
What is the biggest mistake prefab buyers make?
Underestimating site costs. Budget for foundation, delivery, utilities and permits before you fall in love with a floor plan.
