Tiny Houses on Structofy by the numbers
Prices are the builders' listed starting prices for the home itself. 40 of 59 listings show a price; the others say "contact for price" and are left out of the price figures. Price per square foot uses the 34 listings that show both a price and a size, and does not include land, foundation, delivery or setup. This page counts listings whose builder labels them "Tiny House" or "Tiny Home".
What tiny houses are
A tiny house is a full home shrunk down: a kitchen, a bathroom, a living area and a place to sleep, often in a loft. Many are built on a trailer so they can be moved, and these are often called tiny homes on wheels. Others are built for a permanent foundation and act more like a very small house or backyard cottage.
Where you can put a tiny house depends on local rules. A tiny home on wheels is often treated like an RV, which some towns only allow in RV parks or for short stays. A tiny house on a foundation usually has to meet local building code, and some places have minimum house sizes. Check zoning before you buy.
Builders range from small shops that build a few custom homes a year to larger companies with set floor plans. The listed price usually covers the house itself. Delivery, setup, utility hookups, a parking pad or foundation, and land are normally extra.
What to look for
- Whether the home is built on a trailer or for a foundation, and what that means for your zoning.
- Certification, such as RVIA or NOAH for homes on wheels, or local code for foundation homes.
- Insulation and heating for your climate.
- Loft height and stair or ladder access.
- What is included: appliances, delivery and setup.
- How you will finance it, since many lenders treat tiny homes like RVs or personal loans.
