What the numbers say
Builders labeled "pre-fab house" list at a median $212,745, and modular homes at $288,900. Per square foot the medians are $150 and $300 respectively. Labels are the builders' own, so a "pre-fab house" from one builder can be built much like a "modular" home from another.
Only 20% of listings show a price at all. Many builders, especially custom and high-end ones, quote only after a consultation, so the priced listings lean toward builders with standard catalogs and published prices. Treat these medians as typical published starting prices, not as what a finished home on your land will cost.
Expect to add land, site work, a foundation, utility hookups, delivery, crane or setup, and permits on top of the listed price. The costs-beyond-the-price guide walks through each one.
Methodology
- Source: every listing in the Structofy directory at the moment this page loads. Nothing on this page is paid placement, and we do not rate or review builders; rankings use only the numbers shown.
- Prices are builders' listed starting prices for the home itself. Listings that say "contact for price" (or show a placeholder under $1,000) are left out of price figures. Land, foundation, delivery, setup and permits are not included.
- Price per square foot uses only listings that show both a price and a size of at least 80 sq ft.
- Medians are used instead of averages so a few very expensive custom homes do not skew the result.
- Home type follows the builder's label. ADUs are listings of 250–1,200 sq ft that are not tiny houses, barns, commercial buildings or HUD-code manufactured homes, plus any listing the builder calls an ADU.
- Bedroom and size tables use homes only and skip listings without a bedroom count or size.
- Counted at page load: 1,645 listings, 333 with a usable price, 320 with both price and size. Last updated November 2, 2026.
