Description: The owners of Scarcliffe Cottage sought Altius' assistance in acquiring a Muskoka property for construction. After an exhaustive search, our team focused on an unusual property on the north side of Lake Muskoka. This property stood out due to its unique features: a cottage built a few feet from the water's edge, featuring an attached dry boathouse cantilevered over the lake, equipped with a marine railway and an expansive dock covering most of the shoreline. The cottage itself had undergone multiple additions and renovations, likely originating from an early 1900s structure. Despite dominating the shoreline of a relatively small lot with limited frontage (139') and 0.7 acres of land, the cottage's location on a small blunt point provided privacy from neighboring properties and breathtaking southward views of Lake Muskoka. Upon analyzing the existing structure, it was determined that the cottage had been built in at least five stages. With some parts winterized and others not, the foundations, plumbing, electrical, and mechanical systems had deteriorated over several decades. This assessment confirmed that there was no valuable preservation worth considering. The owners' original intention to build anew was reinforced.
